San Juan del Sur Town vs the Beaches: Where Should You Stay?

Stay in San Juan del Sur town if you want walkable evenings, bay sunsets, and restaurants on foot; stay closer to a surf beach if mornings on Remanso or Maderas matter more than a malecón stroll — many visitors do best with a town or resort base plus a planned ride to the sand they actually booked.

Two maps, one trip

San Juan del Sur is a Pacific coastal town in Nicaragua’s Rivas Department — a crescent bay with a walkable center, a harbor, and hills. The town beach is the social waterfront. Most surfing is not that strip alone. Remanso, Maderas, and other nearby breaks sit outside the bay on roads that are not a casual sidewalk stroll.

Wikivoyage describes the center as small and walkable, with the beach close from almost anywhere in town. That is the town map. The surf map starts when you leave the bay for the sand you booked. Mixing those maps is how people end up “staying in SJDS” and wondering why the lineup is a ride away.

If you are still choosing a town — not a neighborhood inside SJDS — stop and read San Juan del Sur or Popoyo first. Popoyo is a different Pacific base. Do not treat Surf Ranch San Juan del Sur, Popoyo lodging, and anything in Tamarindo as one hotel.

When town (or a resort near town) is the smarter sleep

Choose a town or bay-oriented base when the trip is more than one lineup. You want coffee and a walk after sessions. Someone in the group surfs; someone else wants the pool, the bay, or a flat afternoon without a board. You like the idea of Christ of the Mercy or a flat-surf day without relocating your suitcase.

Town works when you accept that Remanso and Maderas are rides, not lobby views. That is normal here. Write the beach name on your phone, then write the ride: taxi, shared shuttle, or hotel transport. Agree on taxi fares before you sit. Confirm shuttle boards the morning you go.

When sleeping nearer the beach wins

Sleep nearer Remanso when lessons and soft-top mornings are the point of the week. Sleep nearer Maderas when that north beach is why you bought the ticket. Do not “split the difference” at town beach and call it the same session. Remanso and Maderas are different sand — skill, direction, and vibe. Our beach fork post is the longer comparison.

Beach-adjacent lodging wins when you hate waiting on vans and you will surf most mornings. It loses when the whole group wants walkable dinner every night and nobody wants a return ride after dark. Be honest about the group, not the brochure photo.

Airport day is not a stay decision

Write the sleep line before you book the airfare

Before you buy the week, write three lines:

1. Town base, Remanso-side, or Maderas-side.
2. The surf beach for mornings (Remanso, Maderas, or town-only).
3. The default ride from bed to that sand.

If line one says “town” and line two says “Maderas,” you already need a transport plan — that is fine, and common. If all three lines say different things because the group never agreed, fix that before the deposit.

San Juan del Sur rewards clear geography. Sleep where your evenings belong. Surf where your mornings belong. Connect them on purpose.

Should I stay in San Juan del Sur town or near the surf beaches?
