Ask a surfer in Nicaragua where the most consistent waves are, and you will often hear one word: Popoyo. Ask where to sleep, and the answer gets more complicated. The name covers a famous reef, a small village, a long sandy bay at Guasacate and a stretch of coast that keeps growing north toward El Astillero.

This page gathers everything we have written about Popoyo and the coast around it, so you can plan a surf week, a quiet beach escape or a land purchase without digging through the archive.

Getting your bearings

Popoyo is a beach area in the municipality of Tola, in Nicaragua's Rivas Department. It sits north of San Juan del Sur on the same Pacific coast but feels very different: fewer restaurants, less nightlife, more time in the water. If you are deciding between the two, San Juan del Sur or Popoyo is the place to start.

Next, read your first week in Popoyo and Guasacate. It explains how the names fit together, gives a loose shape for a first week, and explains how people get around the stretch between breaks. For the bigger picture of the region, our 2016 feature on the Emerald Coast describes the stretch between Tola and Astillero as it was opening up to visitors. A lot has changed since then, but the geography has not.

Surfing Popoyo, from first lesson to the reef

Popoyo has a reputation as an expert's spot, and the outer reef has earned it. Beginners still learn here every season, on softer breaks away from the reef. Is Popoyo good for beginner surfers? walks through Beginner's Bay at Punta Sardina, the open peaks along Playa Guasacate and the southern end of Playa Santana. It also covers which waves to watch from the sand until you are ready.

For timing, the best time to surf Nicaragua explains how the offshore wind and the swell seasons work along this coast, and five myths about Nicaragua in November deals with the questions people ask about the shoulder season. If you are building a learning week, surf camp or surf hotel compares the options, including the camps clustered around Popoyo and Guasacate.

Want to compare breaks along the whole south coast? Two guides cover it:

North to El Astillero

A short drive north, El Astillero is a working fishing village with pangas on the beach and a slower pace than Popoyo. Our El Astillero day trip planner helps you decide whether it is worth a morning, an afternoon or a night. Our older piece, the uncharted beach town of Astillero, describes the village in 2016, when it was just starting to appear on travelers' maps.

South to Playa Gigante

Down the coast toward San Juan del Sur, Playa Gigante is a small fishing village on a sheltered horseshoe bay, with surf on the open beaches nearby. Playa Gigante as a day trip or overnight is written from the San Juan del Sur side, but it works just as well if you are moving between the two areas.

Getting to Popoyo

Most visitors arrive through Managua or through Liberia in Costa Rica. The Liberia airport shuttle guide covers the Popoyo route, including the border crossing at Peñas Blancas. Before you go, read Nicaragua entry requirements for 2026 for the passport rules, the online form and the entry fee. Nicaragua money and currency explained is worth reading too. It explains why you should plan your cash in town before you drive out to the beaches around Popoyo. For a longer trip, the Nicaragua itinerary with where to stay each night shows how to swap a few San Juan del Sur nights for Popoyo when surf is the main goal.

Off the board

Popoyo is mostly about surfing, but the area has more going on. Our 2020 video tour of the marina and hot springs on the Emerald Coast drives up from San Juan del Sur and passes through Astillero and Guasacate on the way. Nicaragua's first winery project follows our plan to make dragon fruit wine at Surf Ranch Popoyo. Golfers can read our overview of golf courses in Nicaragua.

Land and homes around Popoyo

Some visitors fall for this coast and start asking about land. Our listing of lots for sale in Popoyo covers the ocean view and jungle lots at Surf Ranch Popoyo, a development of more than 25 acres between Guasacate and Astillero. For the wider case for buying, read why buying a house in Nicaragua is a smart move.

Current lot availability, pricing and plans are in the Surf Ranch Popoyo investors kit. Do your own due diligence too: hire an independent Nicaraguan lawyer to check the title and the purchase process before you sign anything.

Which guide to read first

Your first read depends on why you are coming:

  • Learning to surf: start with the beginner guide, then the best time to surf.
  • Experienced surfer: read the surf spots list, then the first-week planner.
  • Still choosing a town: San Juan del Sur or Popoyo will settle most of it.
  • Buying land: open the investors kit before anything else.

Whichever guide you start with, check its date. The 2016 and 2020 pieces give the history of the coast, and the 2026 guides carry the current details.
